Find Your Perfect Property with Murphy and Team Real Estate Real Estate

To ensure a smooth and productive home-buying experience, it’s important to have a clear understanding of a few key details before we begin touring properties:

Written Buyer Agreements:

Before touring a home, buyers and agents must have a written agreement. This agreement can vary in scope, whether exclusive, limited to specific properties, or for a trial period.

Transparency in Agent Compensation:

All terms regarding agent compensation must be clearly outlined and agreed upon before any transactions take place. Buyers will have full transparency regarding how and what their agent is paid.

MLS Compensation Policy:

Multiple Listing Services (MLSs) will no longer include offers of compensation for buyer agents, promoting direct negotiation between buyers and their agents.

Buyer Commission Negotiation:

Buyers will have the opportunity to negotiate the commission paid to their agent, ensuring terms that align with their preferences and budget.

Legally Binding Representation Agreements:

Before viewing homes, buyers must sign a representation agreement with their agent. This document not only formalizes the agent-client relationship but also provides clear details about the agent's compensation structure and role.

Pre-approval Is Essential:

A mortgage pre-approval ensures we focus on homes within your budget and demonstrates to sellers that you are a serious buyer, enhancing the strength of your offer.

Clear Home Goals

Having a clear understanding of your must-haves, preferences, and deal-breakers will allow us to focus on properties that best meet your needs.
